    Conservation Easements pull speculative value out of ag land threatened by sprawling development. Why not sprawl? Cheaper to develop the distant edge, the ever receding edge. Meanwhile the center ever losing concentrated vitality.

    MCLT mostly monitors easements. The 277 acre Waihe’e Dairy property (protected from golf) is unusual as MCLT is an active manager of that site’s protection, restoration and use. Conservation easements often have an active or historic agricultural component. MCLT’s criteria may be a useful reference for negotiating land use details between MCLT and the owner/ manager/ farmer/ educator.
